How to judge roofing work

A roof is the one system that protects every other part of a building, which is why the way a contractor inspects matters more than the brochure. A thorough look covers flashing, penetrations, valleys and decking — not just the field of shingles — because that is where water actually finds its way in.

Roof lifespan depends more on installation quality and attic ventilation than on the material alone. Poor ventilation cooks shingles from underneath, and incorrect nailing patterns void many manufacturer warranties. The useful questions to ask any roofer are about process and sequence, not only price.

Having a 27 year old roof on my house, I've had probably 15 different companies come to my door to try and sell me a roof (offering a "free measurement and quote", which seemed to always turn into a 2-3 hour long high-intensity sales pitch). I had to get a "no soliciting" sign just to avoid these aweful encounters. I had a friend use AM-1 and he recommended them. I called and Jorge had a quote for me within a few hours. He didn't need to sell me on anything or spend 2 hours telling me about how his company was founded, or call his "manager" to see if they had any "overstock supply" he could offer at a discounted rate if I signed right away. He just stopped by the house, didn't even need to talk with me in person, and sent me a quote over email. All of the colors are the same cost, and he was super quick to respond and answer my follow-up questions. While I was expecting to wait 3-4 weeks for an opening, Jorge had an unexpected opening the following day. Seeing as this was the best deal I found (I did get quotes from 2 other roofers), I jumped on the opportunity. The next day, his team had my entire roof replaced in around 8 hours. And if you have a 27 year old roof like I did, and need a reason -- you're home insurance is probably quite a bit more expensive than it would be with a new roof. Mine dropped by about $900/yr. I went with the Moire Black color in the cheapest shingle option offered, plus the 4-star enhanced warranty. For reference, total cost for my home (~1300 sq ft) was a little under $11K, whereas a lot of other roofers were between $15K - 20K. Jorge is the man :)
